Opened in August 2019, Vantage is a 471,000-sf mixed-use housing property for 984 students on an urban site in North Philadelphia. Directly adjacent to Temple University, the 19-story building offers 28,570 sf of amenity space that includes a 5,000-sf study center, expansive indoor/outdoor fitness center, 18th floor Sky Lounge with 270-degree views and sound-insulated music room.

The client set out to create a development that harmonized with its existing phase one project, The View at Montgomery, and provided social gathering spaces that created organic opportunities for residents to interact. From its outdoor lawn to a seating terrace connecting 32,331 sf of retail with anchor CVS Pharmacy, Chase Bank, Five Guys, and Panera Bread, this new development has revitalized two of Temple University’s busiest off-campus thoroughfares into a vibrant hub of activity. The project boasts rents well above market average and offers amenities unlike any other property in the sub-market.

Student housing development in the time of COVID-19

Despite the coronavirus pandemic, many college and university residences were completed in time for classes, live or virtual. Here are 14 of the best.

As the coronavirus pandemic grabbed hold last spring, the student housing design and construction industry, like so much of the country’s economic sectors, faced gnawing uncertainties. Would universities open in the fall? Would students be allowed to return to campus? Or would all learning be done remotely? If so, would college residence construction be put on hold? For months, no one had definitive answers to these questions.

This Goldenberg Group commissioned Niles Bolton Associates to design this 471,000-sf mixed-use development adjacent to Temple University in North Philadelphia for 984 students. The 19-story Vantage offers 28,570 sf of amenity space, 32,331 sf of retail anchored by a CVS pharmacy, and a 5,000-sf study lounge. The 12,62-sf fitness center provides space for stretching, cardio, high-intensity interval training, circuit, strength training, power lifting, and active recovery.

Best Residential, Mixed-Use, or Office Space Project

Vantage is a 470,000-square-foot new construction student housing project located near Temple University. With 368 student housing units, the project includes two mixed-use towers linked by a six-story connector bridge. Vantage offers resort-style accommodations with multiple community spaces, lounge areas, flexible study pods and retail space, as well as a fine arts room, recording studio, innovation center, technology hub, fitness center and green roof. Sustainable practices were incorporated throughout the entire design and construction process, as was a focus on maximizing views to the outdoors. Making people feel connected to the city of Philadelphia is one of Vantage’s many successes.

The article, titled, “How to Build Livability — and Value — on a Deep, Narrow Infill Lot”, celebrates the project’s design for its Z-shaped floor plate, allowing for more outdoor terraces, the use of the porte cochère to connect Sansom and Walnut, the focus on large amenity spaces and more efficient units to appeal to Millennial-aged renters, as well as the lack of parking to encourage the use of public transportation.

Mid Atlantic Real Estate Journal’s 2018 Best of Awards

Shovels hit the ground at former St. Mary’s Villa in Upper Dublin

The Mattison Estate, a mixed-housing development first proposed five years ago on the 45.5-acre former St. Mary’s Villa at Bethlehem Pike and Lindenwold Terrace, is getting underway.

Site work has begun for 104 carriage homes and villas by Goldenberg Group and Guidi Homes, as well as a 250-unit senior living community through a joint venture of South Bay Partners Inc., Lamb Properties LLC and SageLife, which will manage the senior housing, according to news releases from the developers.

New housing development to get underway at St. Mary’s Villa in Upper Dublin

Two new housing developments will rise on land that had been used since the 1930s as St. Mary’s Villa for Children and Families, or simply “The Villa,” in Ambler.

After being in the works for five years, Goldenberg Group has acquired nearly 50 acres comprising the site and plans to break ground in the next few weeks on a new residential subdivision.
