Goldenberg puts up for sale a prime Center City development site

Philadelphia Business Journal March 29, 2021 | Natalie Kostelni Goldenberg Group has put up for sale 727-735 Chestnut St., a five-story parking garage that is viewed as more valuable as a potential development site. The property totals 19,606 square feet and, in addition to the garage, has street-level retail space. It is bound by Chestnut, 8th and Ranstead streets, including corners at both 8th and Chestnut and 8th and Ranstead. Goldenberg has had recently received unsolicited offers for the property and that led the company to reevaluate holding on to it. “As a developer, it wasn’t our intention to sell, but we realize that we can’t develop every site that we own simultaneously,” said David Mercuris, senior vice president at Goldenberg. “In addition, values of well-located development sites in Center City are at an all-time high and we understand that. Consequently, we concluded that the timing is right to offer this for sale.” [Read Full Article]By Natalie Kostelni

Student housing development in the time of COVID-19

By Robert Cassidy, Editor January 08, 2021 Despite the coronavirus pandemic, many college and university residences were completed in time for classes, live or virtual. Here are 14 of the best. As the coronavirus pandemic grabbed hold last spring, the student housing design and construction industry, like so much of the country’s economic sectors, faced gnawing uncertainties. Would universities open in the fall? Would students be allowed to return to campus? Or would all learning be done remotely? If so, would college residence construction be put on hold? For months, no one had definitive answers to these questions. This Goldenberg Group commissioned Niles Bolton Associates to design this 471,000-sf mixed-use development adjacent to Temple University in North Philadelphia for 984 students. The 19-story Vantage offers 28,570 sf of amenity space, 32,331 sf of retail anchored by a CVS pharmacy, and a 5,000-sf study lounge. The 12,62-sf fitness center provides space for stretching, cardio, high-intensity interval training, circuit, strength training, power lifting, and active recovery. [Read Full Article]

By William P. Macht ULI Spring 2020 We’d like to thank the Urban Land Institute for featuring our very own 1213 Walnut in their Spring 2020 issue! The article, titled, “How to Build Livability — and Value — on a Deep, Narrow Infill Lot”, celebrates the project’s design for its Z-shaped floor plate, allowing for more outdoor terraces, the use of the porte cochère to connect Sansom and Walnut, the focus on large amenity spaces and more efficient units to appeal to Millennial-aged renters, as well as the lack of parking to encourage the use of public transportation.
